2025-09-PC: Consideration of a Resolution granting a Variance to allow a reduction of the minimum lot width to 40 feet, where 50 feet is the minimum width required; and a Variance to allow a reduction of the minimum lot area to 4,600 square feet, where 5,000 square feet is the minimum area required in the “NC” Neighborhood Center Zoning District in order to divide a 9,200-square-foot parcel into two parcels. The property is located on the west side of 16th Street, approximately 160 feet south of 21st Avenue, addressed as 2113, 2115, and 2117 16th Street (PIN 17-05-413-069).
