The Plan Commission of the City of Geneseo was called to order at 6:00 PM, in the Council Chambers, with the following members present:
PLAN COMMISSION PRESENT: Plan Commission Member Jake Vorac, Plan Commission Joe Bedford, Plan Commission Rhonda Ludwig, and Plan commission Paula Buysse
PLAN COMMISSION ABSENT: Plan Commission Member Michael Smith
STAFF PRESENT: City Admin JoAnn Hollenkamp and Building Inspector Rick Mills
PUBLIC PRESENT: Julia and Ted McAvoy and Adam Templar

City Ordinance allows members of the Public to speak and give input up to 3 minutes during Public Comment, there can be no debate or action by the City Council at this time.
Ted and Julia McAvoy explained their project during public comment. There were no other comments.
4 Consent Agenda
4.1. Approval of previous Plan Committee Minutes
Joe Bedford moved, seconded by Jake Vorac, Approval of the previous Plan Commission Minutes as presented.

5.1. Case #20-009 Discussion of Façade Improvement for 127 N. State Street
Conversation centered around the structural integrity of the current brick façade and the new proposed material which will make the second floor look more like Drivet and stone.
Rhonda Ludwig moved, seconded by Joe Bedford, Motion to approve case #20-009 for certificate of appropriateness.

Adam Templar reviewed the Bear Dev. plans. He explained the retaining pond which is 250% oversized and the work that Bear would be paying for in relation to looping the sewer. There were a few questions about rental prices and what percentage of those units would have the lower price (very few).
Rhonda Ludwig moved, seconded by Joe Bedford, Motion to recommend to the City Council to approve Case #20-008 the Final PUD application.
