The Plan/Zoning Board of the City of Geneseo was called to order on Monday, August 19, 2024, at 6:00 PM, in the Council Chambers, with the following members present:
PLAN COMMISSION PRESENT: Plan/Zoning Board Member Joe Bedford, Plan/Zoning Board Member Alberto Rosales, Plan/Zoning Board Member Gary Bell, Plan/Zoning Board Member Jeff Cowan, Plan/Zoning Board Vice Chair Steve Catton, and Plan/Zoning Board Member Derek Bolme

City Administrator Maeglin spoke to the Plan/Zoning Board about internal nomination for chair and the opportunity for motion to fill vacation spots at next meeting.

Madison Miller from Miller Real Estate Holdings presented to the board regarding their upcoming construction project. They are planning to expand their current self storage facility and add 14 new indoor units.
A Q&A session and discussion followed.

5.3. Open Public Hearing - Conditional use permit for the construction of a duplex on property located at 433 East South Street.
City Administrator Maeglin informed the board about a conditional offer to purchase a property with plans to construct a new duplex structure. The property features a deep lot and a zero-entry two-car garage, which would contribute to neighborhood improvements. City Clerk Seibel read four letters of opposition related to the proposal.
A Q&A session followed between the Board and the presenter.

City Administrator Maeglin advised this request is for an HCOD building permit to construct storage facilities. Miller Construction plans to match the building height and color of surrounding structures. The storage units will be out of view from Chicago Street and the residential neighborhood.
6.1. Recommendation of a Building Permit in the Highway Corridor Overlay District - Miller Real Estate Holdings Storage Facility
Joe Bedford moved, seconded by Derek Bolme, Motion to recommend to City Council approval of an HCOD Building Permit for the construction of a 196' x 45' storage facility by Miller Real Estate Holdings at 780 S Chicago Street.
