The Plan Commission of the City of Geneseo was called to order on Tuesday, September 5, 2023, at 6:00 PM, in the Council Chambers, with the following members present:
PLAN COMMISSION PRESENT: Plan Commission Rhonda Ludwig, Plan Commission Morgan Thurman, Plan Commission Julia McAvoy, and Plan Commission Board Member Russell Marshall
PLAN COMMISSION ABSENT: Plan Commission Joe Bedford
STAFF PRESENT: Building Inspector Rick Mills, City Administrator Brandon Maeglin, and City Clerk Paige Seibel

5.1. Open the Public Hearing
Mike Bellovics with the Construction Group LLC spoke on the change to the condominium use district. He advised this has been a 5–6-year project and they want to continue to build more units without interfering with the golfers. A Q&A was had between the Board members and Bellovics, all questions were answered.
Rhonda Ludwig moved, seconded by Morgan Thurman, Motion to open the public hearing for public input into Construction Group LTD's application for a significant change to the Condominium Use District located at 19283 Bluff Road, adding 25,144sq of land to the R-3 CUD District from its current zoning classification as Agricultural.

7 New Business Item(s)
City Administrator Maeglin advised this motion would direct the City Attorney to start writing an amendment ordinance to the current CUD and re-zoning language, to reflect the change to bring to City Council for approval.
7.1. Construction Group LTD has applied to extend their current condominium use district (CUD) by 145' to the south, rezoning the ground from Agriculture to R 3 CUD, for the purposes of constructing an additional condo unit.
Rhonda Ludwig moved, seconded by Morgan Thurman, Motion to recommend to City Council approval of Construction Group LTD's application to extend the current CUD located at 19283 Bluff Road, by 145' to the south, re-zoning said land from Agriculture to R-3 CUD.
